Pets, Rent, & More...

HRES Residents are required to pay rent electronically each  month by the first.  This property requires a monthly flat utility fee based upon use. 

Dogs and cats 30lbs or less are permitted with approval. 

HRES does not believe in a monthly rent charge for resident's furry friends. We do however require a one-time (non-refundable) pet fee/per pet of $200 due at lease signing. 

All HRES properties are non-smoking. Residents or their guests found to be smoking inside HRES managed properties will be charged a $1000 clean and paint fee and are subject to eviction. 

Applications are processed online. A link will be sent to pre-qualified applicants who have first toured the property with a member of our leasing team. 

Application fees are $100 per adult 18+.  All adults living in the property 18-years of age or over must apply.

Applications include background, credit, rental history, references, and employment verifications.

HRES prefers a 24-month lease. A minimum 12-month lease is required.

Rent must be paid via bank transfer thus meaning residents must have a checking account and capability to pay rent online each month by the 1st.

First month's rent, a full month's security deposit, and pet fees are due upon lease signing. 

Leasing Application Requirements

  1. Credit Score. A minimum credit score of 650.
  2. Rental History. No prior evictions. No outstanding debt to prior landlords of more than $1000. 
  3. Employment & Income Verification. Verifiable stable employment history with consistent income demonstrating a 3:1 income-to-rent ratio.  More simply, an applicants income before deductions must be at least three times the rent.  For example, if the rent is $1200 per month, the applicants income must be at least $3600. 
  4. Proof of Funds. Applicant must provide proof of funds to cover the first month's rent plus a security deposit equal to a full month's rent, and non-refundable pet fees or other (property-specific) charges.
  5. Application Fee.  All applicants must apply online. Application fee is charged by a 3rd-party to cover the cost of extensive background checks & verification. Applications are required for all adults 18+ intending to reside within HRES managed property.
