HRES Residents are required to pay rent electronically each month by the 1st.  Residents pay water, sewer, gas, and electric utilities at this location.

Because of the shared back yard, this property only allows cats. Home Real Estate Solutions does not believe in a monthly rent charge for resident's furry friends. We do however have a one-time non-refundable pet fee of $200/per pet due at lease signing. 

All HRES properties are non-smoking. To protect the quality of our homes, we do inspect. Residents or their guest found to be smoking inside HRES managed properties will be charged a $1000 clean and paint fee are are subject to eviction.

Applications are processed online. A link will be sent to pre-qualified applicants who have first toured the property with a member of our leasing team.

Application fees are $100 per adult 18+. All adults living on the property 18 years or over must apply.

Applications include background, credit, rental history, references, and employment verifications.

HRES prefers a 24-month lease. A minimum 12-month lease is required.

Rent must be paid via bank transfer, meaning residents must have a checking account and the capability to pay rent online each month by the 1st.

The first month's rent, an entire month's security deposit, prorated rent if you move in after the 1st, and pet fees are due upon lease signing. 

Leasing Application Requirements

  1. Credit Score. A minimum credit score of 650.
  2. Rental History. No prior evictions. No outstanding debt to previous landlords of more than $1000. 
  3. Employment & Income Verification. Verifiable stable employment history with consistent income demonstrating a 3:1 income-to-rent ratio.  More simply, an applicants income before deductions must be at least three times the rent.  For example, if the rent is $1200 monthly, the applicant's verifiable income must be at least $3600 monthly. 
  4. Proof of Funds. Applicant must provide proof of funds to cover the first month's rent plus a security deposit equal to an entire month's rent and non-refundable pet fees or other (property-specific) charges.
  5. Application Fee.  All applicants must apply online. A 3rd-party charges an application fee to cover the cost of extensive background checks & verification. An application is required for adults 18+ intending to reside within an HRES-managed property.
